The Project

The complex, which spans seventy-five thousand square metres across two main buildings with a height of approximately 60m, is today one of the most imposing structures in the Capital.

A major real estate project that relied on a budget of 83 million euros for its construction. A contained figure when considering the dimensions of the office complex, 43m wide and 230 metres long. While the budget may seem high, the cost per square metre is approximately 1,200 euros.

With the tower, designed by the 5+1AA studio of Alfonso Femia and Gianluca Peluffo, which complements the high-speed railway station by Abdr architetti associati, an urban regeneration project for the area has been completed.

The forms and meaning of the volume and its integration can be described through the Designer's words: "From the outset, we proposed a building that could be visionary in its relationship with the city, that would dialogue with the scale of the station, that would have a particular relationship with the sky, and at the same time with a very pragmatic idea of what an office space means today—closer to a logic of relational spaces rather than closed spaces. So the idea was that the building, through its length, could become a city within a city, and that we would return to working on the building not as an introverted, self-referential element, but capable of relating to the city." "Our objective was for that building to speak of Rome's sky, of Rome's light, and therefore to be a device for perceiving and reacting to light." "On the station side, the façade is a succession of folds whose angles make the elevation vibrate. A glazed surface alternating surfaces with different degrees of transparency, including reflective glass in which the large bridge-building by Abdr is mirrored. In the central part, the volume appears eroded, revealing glimpses of its interior, offering a view of the brick cylinder, part of the water cistern system designed by architect Angiolo Mazzoni. The varied and alternating inclination of the façade folds, the materials, the interplay of light and the composition of volumes make the elevation dynamic and ever-changing."

One of the key objectives of the entire project was to drastically reduce energy consumption. For this purpose, the most recent solar protection systems and energy supply systems based on renewable sources were employed. LEED GOLD certification was achieved, one of the highest levels recognized by the Green Building Council for buildings constructed according to environmental sustainability principles.

This development brings together 3,400 employees from 8 offices previously located at various points across the city.
The building also houses various service facilities: a training centre, an auditorium, a company restaurant, training rooms, car parks, a medical clinic and, opening soon, a nursery and a gym.

 

Il ruolo di Omnitex

Omnitex was involved, parallel to the construction phases, in an analysis of the ideal internal shading solution for the façade, alongside other players. The Omnitex proposal confirmed for BNL a standard already adopted for the entire Portanuova Varesine complex in Milan and in particular for the Diamond Tower, already occupied by BNL/BNP and characterized by high requirements in terms of performance and supporting certifications—including those for environmental impact and compatibility with the LEED protocol.

In the Rome Tiburtina complex, the fitout was carried out under the management of Starching with Art Direction by the Paolo Mantero studio in Milan. The internal solar protection, light-filtering and heat-reflective, consists of approximately 3,500 roller shading systems.
